DIRECTIONS: From Etown follow US-62 west towards Cecilia, just past the KY-86 intersection turn left onto Leitchfield Loop and take an immediate right, then left onto Cecilia Smiths Mill Rd. The property will ½ mile on the right.

 

REAL ESTATE: 42 acres of level to gently rolling land very conveniently located just ½ mile from US-62 (Leitchfield Rd) in Cecilia. The property is mostly open, with some woods to the rear. It adjoins Ranch Hollywood Subdivision and there is a dedicated right of way for a future street off of Casablanca Court. The property will be offered in tracts as follows:

1 – 15.353 acres. This tract contains most of the woods and has 300’ of frontage on Cecilia Smiths Mill Rd and adjoins the 60’ right of way from Casablanca Court in Ranch Hollywood Subdivision.

2 through 9 – These tracts are 0.918 acres and each have 100’ frontage. Tracts 2 & 3 have some woods to the rear. Tracts 4, 5, 6, 7, 8, & 9 are entirely open and mostly level to gently rolling.

TERMS:  The property will be sold using the Multi-Par method. A 10% buyer’s premium will be added to the winning bid to determine the final sale price.  On real estate, $5,000 per tract will be due on the day of auction with the balance due within 30 days.  The good faith deposit will be deposited into the Hodges Auction escrow account and held until closing, at which time a check from the escrow account will be issued and credited to buyer. Property taxes will be prorated to the date of deed.  Possession will be given with the deed.  Inspection of the property may be performed by prospective bidders prior to the auction.  Shown by appointment only.  On personal property, cash, good check, or credit card payment for the full purchase amount is due on the day of auction.  Property sells as is with no guarantees by the seller or Hodges Auction Company.
