DIRECTIONS: From US-62 (Elizabethtown Road) near the Dollar General and next to Wilson & Muir Bank in Big Clifty, turn onto Bank Street. Travel a short distance to left on Main Street, then a short distance to right on KY-347. The property will be about 2.2 miles on the left. The 20’ ingress/egress easement used to access the property is located to the right of the home at 2880 Solway Meeting Road (Not included or selling, for location reference only). You will travel in a straight line on the easement approximately 1,250’ before reaching the property.
*NOTE* The crop rights for the property are leased for 2022. Crop rights will be transferred to the new owner upon closing and the purchaser will receive the proceeds of the crop lease for 2022. DO NOT DRIVE OVER THE CROPLAND. You will need to park your vehicle and walk in order to reach the wooded portion of the property to the rear. The property is accessed via a 20’ ingress/egress easement from KY-347 (Solway Meeting Rd). This ingress/egress easement is shared with an adjoining parcel to the north. TERMS: A 10% buyer’s premium will be added to the winning bid to determine the final sale price. Bidding will be online starting at 8:00 AM eastern time on Thursday, June 30th and soft closing at 4:00 PM eastern time on Thursday, July 7th. On real estate, $10,000 will be due no later than 6:00 PM eastern time on Friday, July 8th, with the balance due within 30 days of auction conclusion date. Property taxes will be prorated to the date of deed. Cropland is leased and purchaser must honor the lease for 2022, rights to said lease proceeds will transfer to buyer at closing. Inspection of the property may be performed by prospective bidders prior to the auction. Please be respectful of the cropland and do not drive on or damage the crops.
