DIRECTIONS: From the intersection of US-62 (Leitchfield Rd) and KY-86 (Hardinsburg Rd) travel on KY-86 about 7 ½ miles to Willyard Lane on the right, just after KY-86 Fire Station #2 and just before Howevalley Church.
REAL ESTATE: 50.903 acres of land offered in one tract. The land is a mix of cropland (most recently planted in corn) and woods. Offering a secluded setting off of the beaten path, the property is accessed via a passway following an existing gravel lane off of Willyard Lane. At the end of county maintenance, proceed along the gravel lane and it will end at the property. The property was boundary surveyed in December of 2022 and a copy of the survey is available on our website.
TERMS: A 10% buyer’s premium will be added to the winning bid to determine the final sale price. Bidding will be online starting at 8:00 AM eastern time on Thursday, March 9th and soft closing at 4:00 PM eastern time on Thursday, March 16th. On real estate, $10,000 will be due no later than 6:00 PM eastern time on Friday, March 17th, 2023 with the balance due within 30 days of the conclusion of auction bidding. Property taxes will be prorated to the date of deed. Possession will be given with the deed. Inspection of the property may be performed by prospective bidders prior to the auction. Property sells as is with no guarantees by the seller or Hodges Auction Company.
