AUCTION LOCATION: The auction will be held on N. Maple St. in Sonora. From I-65 or US-31W travel west on KY-84/Western Ave towards Sonora. Just before the railroad tracks turn right on N. Maple St.  The auction site will be a short distance on the right.

*NOTE*

There are 2 separate parcels being divided and sold. Nolin Rd and Old Sonora Rd both intersect US-31W between Glendale and Sonora.  Nolin Rd is 3 miles south of the KY-222 intersection at Glendale and Old Sonora Rd is 4 miles south of the KY-222 intersection.

 

REAL ESTATE: Two parcels of land very conveniently located just off US-31W between Glendale and Sonora.  Both parcels have long frontage along the I-65 right of way offering high visibility to approximately 80,000 vehicles passing daily. Both parcels are currently being used for row cropping, but offer any number of possibilities for future owners.

 

NOLIN ROAD 

25.001 acres of rolling cropland with frontage on Nolin road and the west property line adjoining the I-65 right of way. The property is currently planted in soybeans and the seller will retain the right to harvest the crop for 2019. The property will be offered in 2 tracts as follows:

TRACT 1 – 11.775 acres. This parcel adjoins the I-65 ROW and will be accessed by a 30’ ingress/egress easement from the existing entrance on Tract 2.

TRACT 2 – 13.226 acres. This parcel fronts Nolin Road and will have a 30’ ingress/egress easement on it which allows access to Tract 1.

OLD SONORA RD & N. MAPLE ST

119 acres of rolling cropland with frontage on both Old Sonora Road and N. Maple Street in Sonora. The property is currently planted in soybeans and the seller will retain the right to harvest the crop for 2019. The property will be offered in 6 tracts as follows:

TRACT 1 – 2 acres located on the west side of N. Maple St and bordering the railroad tracts. This parcel is located inside the Sonora city limits.

TRACT 2 – 13 acres fronting N. Maple Street

TRACT 3 – 11.5 acres fronting N. Maple Street

TRACT 4 – 10.3 acres fronting N. Maple Street with an approximately 48’x48’ barn

TRACT 5 – 75.8 acres fronting Old Sonora Rd. This parcel’s east property line adjoins the I-65 right of way.

TRACT 6 – 6.5 acres fronting Old Sonora Rd

TERMS:  A 10% buyer’s premium will be added to the winning bid to determine the final sale price.  On real estate, $5,000 per tract will be due on the day of auction with the balance due within 30 days.  The good faith deposit will be deposited into the Hodges Auction escrow account and held until closing, at which time a check from the escrow account will be issued and credited to buyer. Property taxes will be prorated to the date of deed.  Possession will be given with the deed but owner reserves the right to harvest the 2019 soybean crop on currently planted tracts.  Inspection of the property may be performed by prospective bidders prior to the auction. Property sells as is with no guarantees by the seller or Hodges Auction Company.
